Al Reem Island
One of Abu Dhabi’s first freehold islands — waterfront apartments minutes from the city centre, home to more than 40,000 professionals and some of the capital’s most dependable rental yields. Here’s everything worth knowing before you buy.
A city within the city
Sit 600 metres off Abu Dhabi’s northeastern coast and you’re on Al Reem a natural island that’s grown, in barely two decades, into one of the capital’s most complete places to live. It’s mixed-use in the truest sense: high-rise homes, offices, schools, parks and waterfront promenades, all connected to the mainland by bridges that put the Corniche and Al Maryah’s business district just minutes away.
What makes Al Reem stand apart is that it’s freehold. Buyers of any nationality can own here outright, which is a large part of why the island draws such a broad, international community. The skyline is defined by landmarks like the Gate Towers and Sky Tower, and life spreads across distinct neighbourhoods Shams Abu Dhabi, Marina Square, City of Lights, Najmat and the newer Reem Hills each with its own character and price point. Since 2023, the island has also fallen within the Abu Dhabi Global Market (ADGM) financial jurisdiction, which has brought a steady influx of finance and professional services tenants.
Schools
Education on your doorstep
For families, Al Reem’s biggest draw is that you can live, learn and work without ever crossing a bridge. Repton School Abu Dhabi anchors the island with two campuses — the Rose Campus for early years and the Fry Campus running through to Year 13 — offering a British curriculum and IB pathways. Sorbonne University Abu Dhabi brings world-class higher education to the island, while GEMS World Academy (full IB) and Nord Anglia International School sit close by.
For younger children, there’s genuine choice: Redwood Montessori, Playhouse, Maple Bear and Hummingbird nurseries all operate on the island, spanning EYFS, Montessori and bilingual approaches. And for families wanting curriculum alternatives, schools on neighbouring Saadiyat and mainland Abu Dhabi are a 15–20 minute drive away.
ENTERTAINMENT & LIFESTYLE
Everything a weekend needs
Al Reem was designed to be lived in, not just slept in. Reem Mall is the island’s flagship — 450-plus stores plus Snow Abu Dhabi, one of the world’s largest indoor snow parks — while Shams Boutik Mall handles everyday shopping, cafés and dining. Reem Central Park gives residents rare green space in an urban setting, with running tracks, courts, a skate park and playgrounds.
Then there’s the water. Canal-side walkways, direct beach access in Shams Abu Dhabi, and the marina all make the island feel more resort than metropolis on a Friday morning — despite being minutes from downtown. Saadiyat’s beaches and cultural district, including the Louvre Abu Dhabi, are a short drive across the bridge.
HEALTHCARE & CONNECTIVITY
Well-connected, well cared for
Healthcare: Residents have quality care on the island itself. Reem Hospital is a full-service facility with emergency and specialist departments, Burjeel Day Surgery Centre in Shams covers outpatient needs, and the world-renowned Cleveland Clinic Abu Dhabi is under ten minutes away on adjacent Al Maryah Island.
Getting around: Al Reem is linked to the mainland and neighbouring islands by several bridges, with more connectivity on the way. Indicative drive times:
- Abu Dhabi city centre / Corniche — 10–15 minutes
- Al Maryah Island (ADGM & The Galleria) — under 10 minutes
- Saadiyat Island — 10–15 minutes
- Zayed International Airport — around 30 minutes
- Yas Island — around 30 minutes
- Dubai — roughly 1 hour 20 minutes
The island is pedestrian- and cyclist-friendly, and served by Abu Dhabi’s public bus network, though there’s no metro at present.
Why investors keep choosing Al Reem
Al Reem has quietly become Abu Dhabi’s most dependable mid-market investment zone — and the reasons are practical, not promotional.
Strong, stable yields. Al Reem consistently delivers some of the capital’s healthiest apartment returns, with studios and one-bedrooms typically leading the way. This isn’t event-driven or seasonal income; it’s underpinned by a permanent tenant base of ADGM professionals, university families and long-term expatriates.
An accessible entry point. Prices here run lower per square foot than Saadiyat or Yas, which is a large part of the island’s appeal. For the same budget that buys a studio elsewhere, Al Reem often buys you more space or a better address — talk to us for current pricing across the island’s towers and communities.
Deep, proven demand. Occupancy across the island stays consistently high, with more than 40,000 professionals working within its boundaries. For a landlord, that means shorter void periods and a genuine choice of tenants.
A modern, transparent registration framework. Since it falls under Abu Dhabi Global Market (ADGM) jurisdiction, property on Al Reem registers through ADGM’s AccessRP platform. As of 1 January 2025, the real estate register moved from Abu Dhabi Municipality to the ADGM Registration Authority under its Real Property Regulations 2024 — a framework built on English common law for added transparency. For you as a buyer, it’s a smooth, fully digital process, and freehold ownership stays open to every nationality.
Freehold and Golden Visa potential. Any nationality can own here outright. Many Al Reem properties can also support a 10-year UAE Golden Visa — Abu Dhabi assesses the threshold differently from Dubai, so we’ll help you confirm current eligibility with the relevant authority for your specific unit before you commit.

Al Reem Island: your questions answered
Yes. Al Reem is a designated freehold investment zone, so buyers of any nationality can own property outright and receive a title deed — no UAE residency required. Since January 2025, transactions register through ADGM’s AccessRP platform rather than ADREC’s DARI, a procedural step your broker handles.
Al Reem is one of Abu Dhabi’s stronger yield markets, with net apartment yields commonly in the 5.7%–6.6% range [VERIFY]. Studios and one-bedrooms tend to deliver the highest returns, supported by consistent demand from professionals working in the ADGM financial district.
Very much so. The island has schools (Repton, GEMS, Nord Anglia, Sorbonne University), nurseries, healthcare on the doorstep, parks and beach access — most daily needs are a short walk or drive, without leaving the island.
Both work, depending on your goal. Ready units on the secondary market generate rental income immediately; off-plan offers lower entry pricing and flexible payment plans but a wait until handover. We’ll model both against your budget and timeline.
It can. A qualifying property can support a 10-year UAE Golden Visa, but Abu Dhabi assesses the AED 2 million threshold on your equity in a completed property — rules differ from Dubai’s. We’ll confirm eligibility on a specific unit before you commit.
