Al Marjan is not one island but four, Breeze, Treasure, Dream and View, reclaimed from the Gulf and connected into a single master-planned destination of roughly 2.7 million square metres, ringed by nearly 8 kilometres of beach. Launched in the early 2010s by the Government of Ras Al Khaimah to expand beachfront tourism and attract real estate investment, it has, in barely a decade, become the most actively transacted address in the northern emirates.<\/p>

What changed everything is Wynn. The $5.1 billion Wynn Al Marjan Island resort, the Middle East’s first integrated gaming destination, is racing toward a 2027 opening, and its 71-storey signature tower has already topped out. That single catalyst has pulled in a wave of branded residence launches, Nobu, Waldorf Astoria, Mondrian, JW Marriott and others, and reshaped how investors across Dubai and Abu Dhabi view the drive north. Like Al Reem, the island is freehold: buyers of any nationality can own here outright with full ownership rights, which is a large part of why the community is so international. Here’s where honesty matters, and where Al Marjan differs from a mature island like Al Reem. Al Marjan Island is still a developing community and does not yet have schools of its own. Families rely on the well-established options in neighbouring Al Hamra Village and Al Hamra, a short drive from the island.<\/p>

The nearest schools include Ras Al Khaimah Academy (RAK Academy Al Hamra), the New British International School and Zainab School for Basic and Secondary Education, most within roughly a 10-minute drive, spanning British, American and IB pathways. For younger children, nurseries close to the island include Red Bus Nursery, Little Treasures Nursery and Al Hamra Nursery. Higher education is also within easy reach, with Wisdom Business School, SBS Swiss Business School and the University of West London located nearby. Al Marjan was built around leisure, and it shows. Turtle Beach is the go-to for jet skiing, parasailing and the occasional turtle sighting in the shallows, and the island’s beaches and waterfront promenades give it a genuine holiday feel every day of the week. Established five-star resorts, including two beach resorts on Breeze Island along with the DoubleTree by Hilton, Rixos Bab Al Bahr and M\u00f6venpick, anchor the dining and hospitality scene, and independent spots are filling in around them.<\/p>

The bigger story is what’s coming. The Wynn integrated resort, complete with the UAE’s first legal casino, opens in 2027 and will bring entertainment, dining and retail on a scale the northern emirates has never seen. For everyday needs, Al Hamra Mall is the primary shopping hub, around a four-minute drive, with the island’s own Marjan Beach retail promenade expanding with boutique shops and caf\u00e9s.
