Getting your title deed is the moment a property in Abu Dhabi legally becomes yours, not the day you sign the contract or hand over the cheque. That gap catches a lot of buyers off guard. The title deed Abu Dhabi process, the sequence that moves ownership into your name and puts an official certificate in your hands, is genuinely straightforward once you know the order things happen in. It just has a few checkpoints where an unprepared buyer loses time.

What is a title deed in Abu Dhabi?
A title deed, or mulkiya in Arabic, is the official document that proves you own a property. It records the owner’s name, the exact unit or plot, the size, and the property type, and it is registered with the government so your ownership is legally recognised. In Abu Dhabi, that record sits with the Abu Dhabi Real Estate Centre (ADREC) and is issued digitally through the DARI platform.
You will need it for much more than peace of mind. Your title deed is what lets you resell, mortgage, or lease the property, and it is the central document in a property-based Golden Visa application. If your name is not on a registered deed, then as far as the authorities are concerned, the home is not yours. That is why the final step of the title deed Abu Dhabi process, the deed being issued in your name, is the one that really counts.
Who issues your title deed?
For almost all of Abu Dhabi, title deeds are handled by ADREC through DARI, the emirate’s digital real estate platform. ADREC took over property registration after it was established in late 2023, replacing the older municipality-run system, and today most of the title deed Abu Dhabi process can be completed online.
There is one important exception: Al Reem Island now runs on an entirely separate system. We will come back to it, because getting this wrong is one of the most common mistakes in Abu Dhabi property advice.
The title deed Abu Dhabi process, step by step

Here is the full title deed Abu Dhabi process for a ready, completed property bought on the secondary market, which is the most common case. Off-plan works a little differently, and we cover that next.
- Verify the seller’s existing deed. Before anything else, confirm the seller genuinely owns the property and that nothing unexpected is attached to it. Ask for their current title deed and check it against DARI’s records. This is where a hidden mortgage or unpaid service charges come to light.
- Agree terms and sign the sale agreement. Once you and the seller settle on price and conditions, you sign a sale agreement and usually pay a deposit, commonly around 10%. Have your broker review the payment schedule and handover terms before you commit.
- Get the developer’s No Objection Certificate (NOC). The developer or community management issues an NOC confirming the seller has cleared all service charges and there is nothing blocking the sale. Without it, the transfer cannot proceed.
- Settle any mortgage or liability. If the seller has an outstanding loan on the property, it has to be cleared first. If you are financing the purchase, your own bank’s approval and valuation are arranged at this stage.
- Book the transfer on DARI or through TAMM. The ownership transfer is submitted through the government system. Both parties, or their appointed representatives, confirm the details and the transfer is processed.
- Pay the registration fee. Abu Dhabi charges a 2% property registration fee on the transaction value, plus small administrative fees. On a AED 2 million home, that 2% comes to AED 40,000.
- ADREC issues the new title deed in your name. Once the transfer is approved and fees are paid, the deed is reissued to you. Clean transfers are often completed the same day or within a few working days. If you bought with a mortgage, the bank usually holds the original deed until the loan is repaid.
- Verify and safeguard your deed. Check every detail is correct, keep a digital copy, and confirm the deed’s authenticity any time through DARI’s verification tool.
That is the entire title deed Abu Dhabi process from offer to ownership. None of it is hard in isolation, but the order matters, and steps three and four are where deals stall when they are left too late.
Buying off-plan? The deed arrives at handover
If you are buying off-plan, straight from the developer before completion, you will not receive a full title deed on day one. Instead, the developer registers your purchase in the official system and you pay in instalments across the construction period. When the project completes, you settle the final payment, the developer issues its NOC, and ownership transfers so your deed can be issued.

Al Reem Island runs on a completely different system
Here is the detail most guides get wrong. Since 1 January 2025, Al Reem Island is no longer registered through ADREC or DARI. The island moved under the Abu Dhabi Global Market (ADGM) in 2023, and under ADGM’s Real Property Regulations 2024, all property transfers, mortgages, leases, and off-plan sales on Al Reem now run through ADGM’s AccessRP platform instead.

What this means in practice: the title deed Abu Dhabi process for an Al Reem apartment follows ADGM’s system and its English common-law framework, not the mainland DARI workflow. The 2% registration fee still applies, but the platform, the governing law, and the registering authority are all different. Al Reem remains a freehold investment zone open to foreign buyers, so this changes the paperwork, not your ownership rights. How much it costs and how long it takes
The headline cost is the 2% registration fee, but budget for the whole picture. A typical cash purchase in Abu Dhabi lands somewhere around 4% to 5.5% of the price once you add agency commission and administrative fees. Buying with a mortgage pushes total costs higher, often into the 6% to 9% range, because of bank arrangement fees and valuation.
On timing, the registration itself is quick. A clean transfer is frequently done the same day or within a few working days, and issuing a copy of an existing deed through DARI usually takes about one working day. What actually stretches the title deed Abu Dhabi process is the preparation around it: arranging the NOC, clearing a seller’s mortgage, or lining up a buyer’s financing. If you already own a property and simply need a copy of your deed, there is no need to repeat the whole title deed Abu Dhabi process. Log in to DARI with your UAE Pass or Emirates ID, open the certificates section, select the title deed service for your unit or plot, and submit the request. It is typically ready within a working day, and issuing the certificate itself carries no fee.
How to check a title deed is genuine
Before you pay anyone anything, verify the deed. On the ADREC or DARI website, use the “Verify the document” tool, choose the certificate type, and enter the issuance date and certificate number. It confirms in seconds whether a deed is real and current, which is your best protection against forged documents in a private sale.
