That is the pace you are up against, and it is exactly why a shortlist matters more than a scroll through every portal listing.

Here is the context. ADREC recorded AED 66 billion in Abu Dhabi property transactions in the first quarter of 2026 across 13,518 deals, a 160.7% jump on the same quarter last year and the highest quarterly figure on record. Foreign direct investment by individuals hit AED 8.27 billion in that quarter alone, matching the entire 2025 total, with buyers from 99 nationalities taking part.

So the demand is real and it is global. The question is which launches deserve your deposit. How we judged the best new launches in Abu Dhabi

Four filters, applied in this order:

  • Developer delivery record. A launch is a promise. Aldar and Modon both have the balance sheet and the track record to keep one.
  • Location fundamentals. Schools, transport, employment and amenities decide whether your unit leases in year one or sits empty.
  • Payment plan realism. A 10/30/60 plan means 60% falls due at handover. Map that against your cash flow before you reserve, not after.
  • Freehold eligibility. Non-UAE nationals can own outright in designated investment zones. Every project below sits in one.

Averages and brochures only take you so far. What follows is what we see on the ground.

1. Yas Point, Yas Island (Aldar)

Announced on 10 July 2026, Yas Point is the freshest major launch on the board. Aldar is investing AED 6 billion across roughly 600,000 square metres on the northern shore of Yas Island, delivering 1,600 branded residences, a five-star resort hotel, an international school for around 3,600 students, plus retail, dining and leisure. At completion it will house about 5,000 residents.

What makes it interesting is the neighbours. Yas Point sits close to the upcoming Sphere Abu Dhabi and Disneyland Abu Dhabi, on one of the island’s last major waterfront plots. Aldar has not yet published construction phasing, handover dates or pricing.

Our take: register interest now, commit when the numbers are published. Scarcity plus branded product plus a beachfront masterplan is a strong combination, but no one should reserve against a press release.

2. Fahid Beach Residences, Fahid Island (Aldar)

Fahid Island sits between Yas and Saadiyat, and Aldar is positioning it as Abu Dhabi’s first coastal wellness destination with a gross development value above AED 40 billion across 2.7 million square metres and more than 6,000 homes.

Fahid Beach Residences is the first residential phase: seven mid-rise buildings, 65 residences each, designed by Koichi Takada. Prices start from around AED 3.5 million with a 65/35 payment plan on a 10% down payment, and handover targeted for Q2 2029. Aldar generated over AED 3.5 billion in sales during launch week.

Our take: this is a long-hold, lifestyle-led play. Every unit clears the AED 2 million Golden Visa threshold comfortably. The wait to 2029 is real, so buy it for the island, not for a quick flip.

3. Tara Park, Al Reem Island (Modon)

Launched in May 2026, Tara Park is two towers with 494 one, two and three-bedroom apartments directly opposite Reem Mall, with unit sizes from 81 to 238 square metres. Handover is Q2 2030 on a 40/60 payment plan. Amenities include a 527-metre jogging track, a central pool, padel and multi-sport courts, fitness studios, co-working zones and a retail courtyard.

The location argument is the strongest part. Tara Park sits five minutes from Downtown Abu Dhabi and ADGM, and 25 minutes from Zayed International Airport, inside a district that already has Sorbonne University Abu Dhabi, Repton School and Cleveland Clinic.

One thing most agents get wrong: since January 2025, Al Reem Island property registration runs through the ADGM Registration Authority on the AccessRP platform, not the standard ADREC and DARI route. It is a different process. Make sure whoever represents you actually knows it.

Our take: the strongest income-and-access profile on this list. Units above AED 2 million qualify for the Golden Visa.

4. Nawayef, Hudayriyat Island (Modon)

Hudayriyat was the single most active area in Abu Dhabi in Q1 2026, recording roughly AED 11.97 billion in transactions, ahead of Reem Island at AED 9.45 billion and Saadiyat at AED 8.8 billion.

Nawayef is Modon’s hilltop villa and mansion collection, spread across districts including Park Views, Village, Homes and Heights. In December 2025 Modon awarded a construction contract for Nawayef East and West reported as the largest residential contract in Abu Dhabi that year. Payment plans across the Modon line-up are typically 10/30/60, with Nawayef Park Views on 10/50/40.

5. Yas Park Place, Yas Island (Aldar)

Aldar launched the first phase of Yas Park Place in April 2026, a garden-led mid-rise community on the northern side of Yas Island, close to the upcoming Disney Abu Dhabi and Yas Acres Golf & Country Club, with direct access to the Yas Acres road network and the E11.

Our take: Yas already earns its rental demand through Ferrari World, Yas Marina Circuit, Warner Bros. World, SeaWorld and Yas Mall. A mid-rise garden community is a softer, more liveable entry into that ecosystem than a tower. Good for balanced yield and end-user appeal.

6. Manarat Living 3, Saadiyat Island (Aldar)

The latest phase of the Manarat Living community in the Saadiyat Cultural District, offering studios and one to three-bedroom apartments from approximately AED 1.2 million.

Our take: Saadiyat is the prestige address, and this is one of the few ways onto it below the AED 2 million mark. Note the trade-off: under that threshold, a single unit will not qualify you for the Golden Visa on its own. You can combine multiple properties to reach AED 2 million in total value if residency is the goal.

7. Fahid Beach Terraces, Fahid Island (Aldar)

A later Fahid Island release shaped around shoreline living, gardens, wellness corridors, retail and community space. It follows the same masterplan logic as Fahid Beach Residences: the island holds a Fitwel 3-Star rating as the first Fitwel certified island globally, LEED for Cities and Communities Platinum pre-certification, and an Estidama 3 Pearl community rating.

What to check before you reserve

The same discipline applies to every project on this list:

  • Confirm the escrow account. Every buyer payment on an ADREC-regulated off-plan project must go into a project-specific escrow account, ring-fenced from the developer’s creditors. Funds are not released until construction milestones are independently verified.
  • Read the completion and refund clauses in your Sales and Purchase Agreement before signing, not after.
  • Budget the full cost. The headline price is not the total. Add the roughly 2% ADREC registration fee, any agency fee, service charges after handover, and mortgage costs if you are financing.
  • Verify your broker’s licence. Since 19 September 2024, every agent in Abu Dhabi must hold a valid Broker License Number. Check it on ADREC’s document-verification tool and the DARI platform.
  • Size the handover payment. On a 10/30/60 plan, 60% lands at the end. Know the date and the number.

Where the market sits right now

Abu Dhabi’s fundamentals are doing the heavy lifting. Sixteen new real estate projects were registered in Q1 2026, a 60% increase year on year, while residential supply is projected to rise 3.3% to 325,248 units in 2026 and 333,564 by 2027. Demand still outpaces supply.

One current nuance worth knowing: in June 2026 ADREC announced that rents for residential, commercial and industrial properties will not increase until further notice, with communities managed by ADGM such as Al Maryah and Reem islands sitting outside that measure. If your case rests on rental growth, factor this in and talk it through properly rather than relying on last year’s assumptions.
