Al Marjan Island
Ras Al Khaimah’s flagship freehold island, a coral-shaped archipelago reaching almost 5 kilometres into the Arabian Gulf, with beachfront homes, some of the northern emirates’ strongest rental demand, and the $5.1 billion Wynn resort landing in 2027. Here’s everything worth knowing before you buy.
A coastline coming of age
Al Marjan is not one island but four, Breeze, Treasure, Dream and View, reclaimed from the Gulf and connected into a single master-planned destination of roughly 2.7 million square metres, ringed by nearly 8 kilometres of beach. Launched in the early 2010s by the Government of Ras Al Khaimah to expand beachfront tourism and attract real estate investment, it has, in barely a decade, become the most actively transacted address in the northern emirates.
What changed everything is Wynn. The $5.1 billion Wynn Al Marjan Island resort, the Middle East’s first integrated gaming destination, is racing toward a 2027 opening, and its 71-storey signature tower has already topped out. That single catalyst has pulled in a wave of branded residence launches, Nobu, Waldorf Astoria, Mondrian, JW Marriott and others, and reshaped how investors across Dubai and Abu Dhabi view the drive north. Like Al Reem, the island is freehold: buyers of any nationality can own here outright with full ownership rights, which is a large part of why the community is so international. Each of the four islets carries its own character, with most residential stock concentrated on View Island and Breeze Island, and daily life leaning on the established neighbourhood of Al Hamra Village next door.

Schools
Schooling a short drive away
Here’s where honesty matters, and where Al Marjan differs from a mature island like Al Reem. Al Marjan Island is still a developing community and does not yet have schools of its own. Families rely on the well-established options in neighbouring Al Hamra Village and Al Hamra, a short drive from the island.
The nearest schools include Ras Al Khaimah Academy (RAK Academy Al Hamra), the New British International School and Zainab School for Basic and Secondary Education, most within roughly a 10-minute drive, spanning British, American and IB pathways. For younger children, nurseries close to the island include Red Bus Nursery, Little Treasures Nursery and Al Hamra Nursery. Higher education is also within easy reach, with Wisdom Business School, SBS Swiss Business School and the University of West London located nearby. As the island’s residential population grows, more on-island education is expected to follow, but for now a car and a ten-minute run to Al Hamra is the reality for school-age families.
ENTERTAINMENT & LIFESTYLE
A resort you get to live in
Al Marjan was built around leisure, and it shows. Turtle Beach is the go-to for jet skiing, parasailing and the occasional turtle sighting in the shallows, and the island’s beaches and waterfront promenades give it a genuine holiday feel every day of the week. Established five-star resorts, including two beach resorts on Breeze Island along with the DoubleTree by Hilton, Rixos Bab Al Bahr and Mövenpick, anchor the dining and hospitality scene, and independent spots are filling in around them.
The bigger story is what’s coming. The Wynn integrated resort, complete with the UAE’s first legal casino, opens in 2027 and will bring entertainment, dining and retail on a scale the northern emirates has never seen. For everyday needs, Al Hamra Mall is the primary shopping hub, around a four-minute drive, with the island’s own Marjan Beach retail promenade expanding with boutique shops and cafés. It is a community that feels more resort than metropolis, and for many buyers that is precisely the point.

HEALTHCARE & CONNECTIVITY
Cared for nearby, connected to the rest of the UAE
Healthcare: As with schooling, healthcare currently sits just off the island in the Al Hamra area. Clinics such as RAK Medical Centre are around 5 km away, roughly a 7-minute drive, and the nearest major hospital, Sheikh Khalifa Specialty Hospital, is about 15 minutes away. Additional clinics including Al Afia Medical Centre serve day-to-day needs within a short drive.
Getting around: Al Marjan’s connectivity is improving fast. The Wynn Bridge, a 548-metre link scheduled for late 2026, will connect the island directly to the E311 and E611 highways and cut travel time toward Dubai to under 50 minutes. Indicative drive times:
- Al Hamra Village & Al Hamra Mall, around 5 minutes
- Ras Al Khaimah city centre, around 20 minutes
- Ras Al Khaimah International Airport, around 30 minutes
- Dubai (city), roughly 1 hour
- Dubai International Airport, around 45 to 60 minutes depending on route and traffic
One honest caveat, shared with Al Reem: public transport is limited, with no metro or dedicated bus stations on the island, though taxis and ride-hailing are readily available and some hotels run shuttles. A car is strongly advisable here.
Why investors are moving north to Al Marjan
Al Marjan has become the UAE’s most talked-about early-cycle investment story, and the reasons are structural, not hype.
A market in its growth phase. The average price per square foot on Al Marjan Island rose about 21% year on year in early 2026, and the drivers behind that, limited beachfront, the Wynn opening, tourism momentum and international capital, remain intact. Unlike a mature market, the island is still early in its cycle, which is where the strongest upside has historically sat.
A hard cap on beachfront. Al Marjan is four reclaimed islands with a finite amount of beachfront-facing stock, so every new launch chips away at that supply and puts structural upward pressure on waterfront prices. Scarcity is doing real work here.
Tourism underwriting demand. Ras Al Khaimah hosted a record 1.36 million tourists in 2025, with projections approaching 5 million as the hospitality pipeline matures, and over 9,500 hotel keys are being added between 2026 and 2030, anchored in Al Marjan. That flow of visitors directly supports short-let and buy-to-let demand on the island.
Genuine value against Dubai. Buyers can access beachfront here at a lower price per square foot than comparable Dubai waterfront, while keeping the same tax-free environment and freehold rights. For the same budget, Al Marjan often buys more space, or a better sea view.
Freehold and Golden Visa potential. Any nationality can own outright. Purchases from AED 2 million may also qualify the buyer for a 10-year UAE Golden Visa, assessed on the property’s value. As always, we’ll help you confirm current eligibility on a specific unit with the relevant authority before you commit.
A clear registration framework. Al Marjan is a designated freehold zone within Ras Al Khaimah, and transactions are handled through RAK’s own property registration process rather than Dubai’s DLD or Abu Dhabi’s systems. A registration fee of around 2% of the property value is payable at title transfer, though some off-plan developers absorb this as a launch incentive, so always ask before signing. Your broker manages the process end to end.

Most off-plan projects follow a 20/30/50 or 60/40 payment split, and some allow post-handover instalments. On completion, island apartments have delivered rental yields in the region of 5.5 to 5.8%, with waterfront and branded stock in the wider emirate reaching higher [VERIFY yield range against a named source, e.g. Bayut / Property Finder / a RAK market report, before publishing]. Figures are indicative and not a guarantee of return.
Note: the “30% below Dubai” style comparison and any specific yield percentage should carry a linked source, per your usual verification rule. Property Finder or Bayut RAK data works well and satisfies the external DoFollow link at the same time.
Current Al Marjan opportunities we're advising on
Al Reem Island: your questions answered
Yes. Al Marjan is a designated freehold zone in Ras Al Khaimah, so buyers of any nationality can own property outright and receive a title deed, with no UAE residency required. Transactions register through RAK’s property registration process, a procedural step your broker handles.
On completion, island apartments have generally delivered returns in the region of 5.5% to 5.8% [VERIFY], with short-let and branded waterfront stock capable of more, supported by Ras Al Khaimah’s fast-growing tourism numbers. Studios and one-bedrooms tend to lead on yield.
It’s family-friendly in lifestyle, with beaches, parks, pools and resort amenities, but be aware that schools, nurseries and hospitals currently sit in neighbouring Al Hamra rather than on the island itself, a short drive away. Many family buyers are comfortable with that trade-off for beachfront living; a car is essential.
Al Marjan is primarily an off-plan market, and that’s where most of the recent capital growth has come from. Off-plan offers lower entry pricing and flexible payment plans but a wait until handover; ready and secondary stock lets you earn rental income sooner. We’ll model both against your budget and timeline.
The $5.1 billion Wynn Al Marjan Island, opening in 2027 with the UAE’s first legal casino, is the structural catalyst behind the island’s price momentum. Integrated resorts of this scale have historically lifted surrounding property values, and analysts describe a pre-opening squeeze already tightening available inventory.
It can. A qualifying purchase from AED 2 million may support a 10-year UAE Golden Visa. Thresholds and assessment can change, so we’ll confirm current eligibility on your specific unit with the relevant authority before you commit.
